Fan Coil Part Two: Why Isn’t My Fan Coil Heating or Cooling? Common Causes and Fixes

Nothing is more frustrating than turning up the heat (or AC) and realizing your condo’s fan coil isn’t working. Here are the most common reasons your unit might not be delivering the comfort you expect—and what to do about it.



1. Thermostat Troubles

  • Check the settings: Make sure it’s set to the right mode (cooling/heating).
  • Reset it: Replace batteries or reboot the thermostat.
  • Upgrade: Consider switching to a programmable or smart thermostat for better control.


2. Electrical Issues

  • Check your breaker box or fuse panel for any tripped circuits.
  • If the unit doesn’t turn on at all, call a licensed HVAC technician.


3. Dirty or Clogged Filters

  • Replace your air filter every 3–6 months (or as needed).
  • A clogged filter can reduce airflow and stress your system.


4. Blocked Air Vents

  • Furniture, curtains, or clutter can restrict airflow.
  • Blocked vents cause hot/cold spots and reduced system efficiency.

Keep 24–36 inches of clearance in front of the unit.



5. Mechanical Failures

  • A faulty actuator, valve, or fan motor can stop heating/cooling altogether.
  • A technician will likely need to diagnose and replace the affected part(s).
